Standard Features and Amenities

Every home that we build includes a comprehensive list of high quality features. These standard features, from the basement and major household systems to some of the smallest details, ensure the quality, convenience and live-ability that you would expect in your new home.

Our philosophy from day one has been to provide our customers with realistic up front pricing. Since our home designs are far from typical, they sometimes carry some added building costs; however this results in a home that we are proud to build and you will be very proud to own. Our base pricing includes many of the high end features demanded by today’s home buyers including: granite countertops, hardwood floorings, custom cabinetry, Andersen™ casement windows, and energy saving spray-in foam wall insulation. As a result, many of the standard features listed below are considered upgrades by most builders.

When searching for a builder, it is important to compare apples to apples. Beware of artificially low builder base prices. After adding in all of the items not found on the other builders' standard feature list, plus the inevitable cost overruns that will result due to the inadequate allowances, that attractive low base price is now 30% higher.

Standard Features:
 

Foundation:
  • 9’ poured concrete wall
  • Form-A-Drain drain tile with 12” stone
  • Walls are a minimum of 8” thick except 10” in brick areas
  • Damp-proofing spray on heated walls
  • 1” R-5 foam foundation insulation to footing

Lumber, Walls & Roof:
  • Engineered I joist floor system (14”)
  • Weyerhaeuser Structurwood Gold™ ¾” tongue and groove one piece floor system, glued, nailed, and screwed down (to eliminate floor squeaks)
  • Exterior walls studs all 2” x 6” SPF set 16” on center
  • Interior walls studs 2” x 4” or wider to accommodate plumbing and/or heat runs
  • 1/2" OSB (Oriented Strand Board) sheathing on exterior walls
  • Tyvek® house wrap with taped seams
  • R21 Corbond® closed cell spray-in foam wall insulation for superior air infiltration protection.
  • R21 Corbond® closed cell spray-in box sill insulation
  • R13 fiberglass batt garage walls
